Nobody thinks about their water heater until they step into a freezing shower on a Tuesday morning. Then the question hits: can this be fixed, or do I need a whole new unit?

A water heater is one of the most heavily used appliances in your home. Whether to repair or replace comes down to its age, the repair cost, and the symptoms the tank is showing. Here's how we help homeowners in Steinbach and Winnipeg make the call.

The age rule

A standard tank-style water heater lasts about 8 to 12 years. If yours is under 8 and stops making hot water, a repair such as a new thermostat or heating element is almost always the smart choice.

How old is my tank? Check the sticker on the upper half of the tank. The first two digits of the serial number often give the year it was built. A serial starting with "15" likely means 2015.

The 50% rule

Once a tank passes 10 years, compare the repair cost with a new unit. If the repair costs more than half of a replacement, replace it. A new unit comes with a fresh warranty and better efficiency, which lowers your utility bills.

Three signs it's time to replace

1. Rusty or discoloured hot water

If hot water runs brown or yellow but cold runs clear, the tank is rusting from the inside. Internal rust can't be repaired, and it will eventually eat through to a leak.

2. Rumbling, popping or banging

Hard-water minerals settle into sediment at the bottom of the tank. Water trapped beneath it boils and pops. A flush can clear light buildup, but hardened sediment ruins efficiency and can crack the lining.

3. Moisture around the base

Water dripping from the bottom of the tank, not a fitting up top, means the tank itself has failed. It can't be patched safely.

Leaking at the base? Shut off the water supply to the heater right away to prevent a basement flood, then call for a replacement.
